This bill amends the Multiple Dwelling Law to redefine the calculation of "floor area" for buildings. The key provisions are: (i) Areas with floor-to-ceiling heights greater than 12 feet will be counted as increased floor area, with a multiplier of up to 5 times for areas over 48 feet in height. However, the first 20 feet of height on the ground floor will only be counted once. (ii) Space used for mechanical equipment exceeding 5% of the total floor area will now be included in the floor area calculation. (iii) Open areas located under the building, when viewed from above, will also be included in the floor area calculation, with a similar multiplier based on the ceiling height. The bill aims to provide a more precise definition of floor area, taking into account different height configurations and mechanical spaces, to ensure a more accurate measurement for regulatory purposes.
