This bill amends the General Laws of Massachusetts to expand the statute of limitations for construction defect claims by condominium owners. Specifically, it adds condominium units to the existing statute, which applies to claims related to deficiencies or neglect in the design, planning, construction, condition, or general administration of improvements to real property. The bill also provides a longer statute of limitations period for such claims, starting from the "declarant control termination date" when the condominium association is no longer controlled by the developer. This change applies retroactively to all existing condominium master deeds, declarations of trust, and bylaws, regardless of when they were recorded.
