This bill seeks to protect the rights of assisted living residents in Massachusetts. The key provisions are: 1) It amends the existing law to explicitly include chapters 186 and 239 of the General Laws, which cover landlord-tenant rights and eviction procedures, as part of the sponsor's covenant to comply with applicable federal and state laws. 2) It requires the Attorney General to promulgate regulations under Chapter 93A of the General Laws to protect the consumer rights of assisted living residents, including those in continuing care facilities, against unfair and deceptive acts or practices. Violations of these new regulations, as well as the existing regulations under Chapter 19, would be considered violations of Chapter 93A. 3) It mandates the Attorney General to promulgate the new regulations within one year of the bill's passage, regardless of any other law to the contrary.
