This bill amends Tennessee law to require that deeds for the conveyance of real property be prepared and filed by a licensed attorney, title insurance agent, or the property owner. It also requires the county register to verify that the deed has an affidavit stating the preparer's name and address, as well as their professional capacity, and to refuse to register any deed that does not meet these requirements. The bill includes exceptions for certain types of deeds, such as those filed on behalf of governments or financial institutions. The provisions take effect on July 1, 2022 and apply to real property conveyances occurring on or after that date.
