AI Summary

This bill amends Georgia's laws relating to property owners' associations. It requires associations to provide a certificate of good standing to lot owners who have paid their annual assessments on time and have no other outstanding balances. The bill also requires associations to offer alternative dispute resolution (ADR) before obtaining a lien on a lot for unpaid assessments. It specifies that such a lien shall be inferior to liens for unpaid medical bills. The bill also sets requirements for associations to adopt a written policy for a fair and expeditious ADR procedure. The bill applies to contracts entered into after July 1, 2023, and repeals any conflicting laws.
