This bill adds a new section to Missouri's landlord-tenant laws. It requires landlords to begin remediating any conditions on their premises that would materially affect the health and safety of the tenant within 30 days of being notified by the tenant in writing. These conditions include hazardous mold, deteriorating floors, sewage backup, roof leaks, or pest infestations. If the landlord fails to do so, the tenant can recover damages, including any healthcare costs associated with the failure to remedy the condition. After the landlord completes the required remediation, the landlord must have the premises inspected to ensure the problematic conditions have been corrected.
