Bill Summary
AN ACT To amend Chapter 7 of Title 44 of the Official Code of Georgia Annotated, relating to landlord and tenant, so as to require landlords to provide carbon monoxide detectors in rental units; to provide requirements therefor; to provide for related matters; to repeal conflicting laws; and for other purposes.
AI Summary
This bill requires landlords to provide at least one operable carbon monoxide alarm per rental unit per level. The alarms must be listed by a nationally recognized testing laboratory and installed according to the manufacturer's instructions or the National Fire Protection Association standards. Landlords must replace or repair a carbon monoxide alarm within 15 days of receiving written notification from a tenant, ensure the alarms are operable at the beginning of each tenancy, and provide new batteries for battery-operated alarms at the start of a tenancy, unless otherwise agreed upon with the tenant. The bill also allows for combined carbon monoxide and smoke alarms as long as they meet the relevant safety standards and can clearly differentiate between the two types of detection.
