This bill aims to ensure that homeowners receive sufficient notice and procedures before their insurance company inspects their property. The key provisions are: 1) Insurance companies must notify homeowners by certified mail at least 30 days prior to any inspection of the home, including the roof, gutters, porch, steps, siding, and bulkhead. 2) Insurance companies must obtain written authorization from the homeowner before conducting an inspection and must notify the homeowner by phone, email, and mail at least 7 days in advance of the inspection date and 3-hour time window. 3) Inspectors must be licensed, show their license and ID to the homeowner, and show the homeowner any photographs taken during the inspection that show deterioration or defects. 4) Insurers cannot cancel a homeowner's policy or demand a full roof replacement due to the deterioration of fewer than 10 roof shingles. 5) The Commissioner of Insurance and the Attorney General will jointly develop regulations to implement and enforce these requirements.
