This bill amends Chapter 40A of the General Laws to address the requirement that multi-family districts in MBTA communities be within 0.5 miles of a commuter rail station, subway station, ferry terminal, or bus station. It defines key terms like "bus rapid transport terminal," "commuter rail station," "ferry terminal," and "high capacity public transportation area." The bill requires MBTA communities to have a zoning ordinance or by-law that provides for at least one district of reasonable size in which multi-family housing is permitted as of right, with certain density and location requirements. MBTA communities that fail to comply with this section will not be eligible for funds from the Housing Choice Initiative, the Local Capital Projects Fund, or the MassWorks infrastructure program.
