This bill amends the Arizona Residential Landlord and Tenant Act to prohibit landlords from banning specific dog breeds or types if they allow tenants to have dogs on the premises. The bill also clarifies that landlords cannot include certain provisions in rental agreements, such as waiving the tenant's rights, requiring the tenant to pay the landlord's attorney fees (except in limited circumstances), or penalizing the tenant for summoning emergency assistance. If a landlord includes prohibited provisions in the rental agreement, the tenant can recover damages and up to two months' rent.
