AI Summary

This bill, known as the Georgia Tenant Protection and Mediation Act, amends the state's landlord-tenant laws to establish residential eviction diversion programs for disabled and low-income tenants. The bill requires landlords to provide written notice to eligible tenants of their right to participate in the program, and if the tenant requests mediation within 7 days, the landlord must participate. If the tenant does not participate or the mediation is unsuccessful, the landlord can then proceed with the standard dispossessory (eviction) process. The bill also empowers courts to establish these residential eviction diversion programs and allows the state Supreme Court to adopt additional rules and regulations to govern them. The Act will take effect on January 1, 2025 and apply to residential lease agreements entered into or renewed on or after July 1, 2023.
