This bill enacts the "Mississippi Fair Housing Act," which recognizes the opportunity to obtain housing and other real estate without discrimination based on religion, race, color, national origin, sex, disability, or familial status as a civil right. The bill prohibits various forms of discrimination in real estate transactions and financing, as well as certain representations that may discourage people from moving into an area based on its changing demographics. It also prohibits retaliation and provides a civil remedy for violations, allowing for the recovery of damages and attorney's fees. The bill includes some exceptions, such as the rental of a small housing unit by an owner who lives on the premises. The act will take effect on July 1, 2024.
