This bill amends the General Laws of Massachusetts to impose two key provisions related to consumer rights of renters. First, it prohibits landlords or their agents from requiring renters to sign a lease more than three months in advance of the termination date of the current lease. Second, it clarifies that licensed real estate brokers or salespeople may contract solely with either a prospective tenant to locate and present rental properties, or with a landlord to find a tenant, and that any fees must be paid only by the party who originally engaged the broker or salesperson.
