This bill amends Title 25 of the Delaware Code to grant tenants the right to terminate their rental agreements early under specific circumstances. If a tenant enters into a signed agreement to purchase real property that they intend to use as their primary residence, they can end their lease by providing the landlord with written notice, including a copy of the purchase agreement. The lease termination will take effect at the end of the 60-day period following the first day of the month after the tenant gives notice, unless the tenant and landlord agree in writing to a different termination date. After termination, the landlord may deduct reasonable expenses from the tenant's security deposit, as outlined in another section of the Delaware Code.
