This bill amends Kentucky Revised Statutes (KRS) 383.020 to clarify landlords' responsibilities regarding abandoned personal property in rental units. The legislation adds provisions that require landlords to take specific steps when handling a tenant's personal property left behind after they vacate a dwelling. When a landlord takes possession of a unit, they must now create a detailed inventory of any remaining personal property within seven days and notify the former tenant by certified mail at their last known address. Additionally, the landlord must post a notice about the property in a conspicuous place on the property for seven days. If the tenant does not make a reasonable effort to recover their belongings within 21 days of the landlord taking possession, the landlord gains the right to dispose of the property. The bill also makes minor grammatical updates, such as adding "or her" to gendered language throughout the existing statute. These changes aim to provide a more structured and transparent process for handling abandoned personal property and protecting both landlords' and tenants' interests.
