This bill modifies the legal requirements for serving unlawful detainer notices (eviction notices) in Washington state by removing the previous mandate of personal delivery. Under the new provisions, landlords can serve notices by affixing a copy of the notice in a conspicuous place on the premises and sending a copy through the mail, rather than being required to personally hand-deliver the notice or leave it with another person of suitable age. This change applies to situations where the tenant is present or absent, and provides alternative methods of service when the tenant's residence is unknown. The bill maintains existing provisions for serving notices to corporations and allows proof of service to be made by affidavit. An additional day will be allowed before initiating legal action when service is made by mail, ensuring tenants have adequate time to respond. The amendment to RCW 59.12.040 simplifies the notice delivery process for landlords while still ensuring tenants receive important communication about their tenancy.
