This bill adds a new section to Arizona's residential landlord and tenant law that prohibits housing discrimination based on a person's source of income. Landlords cannot advertise preferences that discriminate against tenants based on their income sources, which include programs like Section 8 housing vouchers, public assistance, veterans benefits, Social Security, and other federal, state, local, or private assistance programs. When evaluating a tenant's income eligibility, landlords must subtract any rental vouchers or subsidies from the total rent before calculating income requirements. The bill also protects tenants from coercion, intimidation, or interference related to these rights. Violations of this section are considered unlawful practices, and the Arizona Attorney General can investigate and take appropriate legal action against landlords who discriminate. The goal of this legislation is to prevent housing discrimination and ensure that tenants with various income sources have equal access to rental housing.
