The bill maintains the existing comprehensive landlord responsibilities, which include complying with health and safety building codes, making necessary repairs to keep premises habitable, maintaining common areas and facilities in good condition, providing waste removal services, and supplying running water and hot water. The legislation also preserves existing provisions that allow landlords and tenants of single-family residences or other dwelling units to enter into written agreements about specific maintenance tasks, provided such agreements are made in good faith and do not compromise the overall safety and habitability of the living space.
