This bill amends the Building Construction Act to allow virtual inspections for certain building permits and mandate public accessibility of inspection records. Specifically, the bill defines an "authorized inspector" as a credentialed individual from a state agency, county, city, village, or a registered third-party inspector, and defines "inspection records" as pass/fail results of required inspections. For residential buildings under three stories and 10,000 square feet, virtual inspections may be conducted if the permit holder provides a list of onsite personnel and the inspection is conducted live with both the permit holder and authorized inspector. Nonstructural reinspections can be done via video or photo documentation. Moreover, the bill requires that any inspection records for permits involving structural work must be made available to the public if the associated structure is still standing at the time of the records request. This legislation aims to modernize building permit inspection processes by introducing more flexible virtual inspection options while also increasing transparency through public record availability.
