AI Summary
This bill updates Florida's laws regarding self-storage facilities, focusing on three main areas: defining last known address, revising notice requirements for lien enforcement, and introducing provisions for alternate contact information. Specifically, the bill modifies the definition of "last known address" to mean the address provided in the most recent rental agreement, updates the notice requirements for storage unit owners when enforcing a lien or selling a tenant's property, and mandates that rental agreements entered into after September 1, 2025, must provide an option for tenants to designate an alternate contact who can receive official notices. The bill clarifies that a tenant's failure to designate an alternate contact will not impact their rights or the owner's rights, and allows owners of storage facilities to send notices to tenants about the option to designate an alternate contact. These changes aim to provide clearer communication and more structured procedures for storage unit owners and tenants in cases of lien enforcement or property sale. The bill will take effect on July 1, 2025, giving storage facilities time to update their rental agreements and processes to comply with the new requirements.
