This bill requires landlords of residential rental properties to provide detailed pet policy information to prospective tenants in two primary ways: first, by posting a link to the property's pet policy on the property's website (if applicable), and second, by including a written copy or summary of the pet policy in the rental application form. The required pet policy disclosure must comprehensively detail specific aspects of pet ownership, including breed and weight restrictions, all associated fees (such as up-front nonrefundable fees, refundable deposits, and monthly pet fees), limits on the number of pets allowed, vaccination requirements, liability insurance requirements, and any additional pet owner obligations. Unlike previous versions of the law that only applied to landlords with five or more dwelling units, this bill extends to all residential rental property landlords. The legislation will take effect on October 1, 2025, providing landlords ample time to update their rental application materials and website information to comply with the new transparency requirements. The goal of the Pet Policy Transparency Act is to give potential renters clear, upfront information about a property's pet policies before they apply for a rental unit.
