AI Summary

This bill revises Nevada's housing laws to provide a new process for property owners to quickly remove unauthorized occupants from their property. The bill allows property owners, their authorized representatives, or occupants authorized by the owner to submit a written complaint to the local sheriff to remove someone who has forcibly entered or is unlawfully detaining a dwelling. To use this new procedure, the property must not have been open to the public, the occupant must not be a current/former tenant, owner, co-owner, or immediate family member, and there must be no pending litigation. The sheriff will verify the complaint, serve a notice to vacate, and can help the property owner regain possession. The bill also authorizes sheriffs to collect fees for serving the notice and keeping the peace during property recovery. Additionally, the bill requires the Housing Division Administrator to create a standardized form for property sellers to authorize law enforcement entry if someone has forcibly entered a property. Importantly, making false statements on the complaint form is considered perjury, which is a category D felony. The new procedures are designed to provide a more streamlined method for property owners to remove unauthorized occupants while protecting against potential misuse.
