AI Summary
This bill introduces the Fair and Future Ready Housing Act, which aims to regulate the use of artificial intelligence (AI) and automated decision tools in housing-related practices. The bill defines AI as a machine-based system that can make predictions or decisions influencing an environment, and automated decision tools as systems specifically developed to make consequential decisions. The legislation prohibits discriminatory housing practices that result from using AI or automated decision tools, and explicitly states that relying on such technologies cannot be used as a legal defense in discrimination cases. The bill requires human oversight for any AI or automated tool used in determining housing sales, rentals, financing, or brokerage services, and mandates that individuals must be disclosed if such technologies are used in these decisions. If the Attorney General finds a violation of these provisions, they can impose administrative penalties up to $10,000, with the ability for affected parties to seek judicial review under the Georgia Administrative Procedure Act. The primary goal of this legislation is to ensure fair and transparent housing practices by preventing potential algorithmic bias and requiring human accountability in housing-related decisions.
