This bill updates Chapter 40R of Massachusetts General Laws to modify zoning incentive and bonus payments for cities and towns that create smart growth or starter home zoning districts. Specifically, the bill establishes a graduated payment schedule for zoning incentive payments based on the projected number of new housing units, ranging from $20,000 for up to 20 units to $1,200,000 for 501 or more units. Additionally, the bill introduces a $6,000 per-unit density bonus payment for each new housing unit created in smart growth or starter home zoning districts.
