This bill amends Section 799.1 of the Civil Code to clarify the application of existing mobilehome park laws, specifically Article 1 through Article 8 of the Civil Code, to residents who own their mobilehome park. Previously, these articles generally applied to residents who did not own an interest in the park. However, this bill clarifies that in mobilehome parks owned and operated by a nonprofit mutual benefit corporation (a type of organization for residents who jointly own and manage the park), these existing laws will still apply to residents who rent their spaces from the corporation, even if there isn't a formal subdivision or condominium plan. The bill is declared an urgency statute, meaning it takes effect immediately, to protect and clarify the rights of residents in these resident-owned mobilehome parks.
