AI Summary
This bill makes several changes to the regulation and credentialing of real estate appraisers and appraisal management companies (AMCs) in Wisconsin. The bill increases the transaction value limit for certified residential appraisers from $250,000 to $500,000, allowing them to conduct appraisals on commercial real estate transactions up to $500,000. It removes the previous requirement that appraiser licensure applicants be at least 18 years old and clarifies language around reciprocity agreements for certification and licensure. The bill also expressly exempts AMC subsidiaries owned and controlled by federally regulated financial institutions from licensing requirements and eliminates the previous provision that allowed licensed AMCs to remove independent appraisers from their panels without notice during the first 60 days after adding them. Additionally, the bill removes some obsolete language and transitional licensure provisions, streamlining the existing statutes related to appraiser regulation. These changes aim to modernize and simplify the regulatory framework for appraisers and appraisal management companies in the state.
