AI Summary
This bill requires that online real estate listing platforms, which are defined as public-facing websites or applications used for listing properties but not social media, must display estimated ad valorem taxes (property taxes) for residential properties located in Florida. These estimated taxes cannot be calculated using the current owner's actual tax assessment or taxes if the estimate is generated by a tax estimator or buyer payment calculator; instead, listing platforms must use specific methods, such as calculating taxes based on the listing price and current millage rates (local tax rates) or a countywide average millage rate, and must include disclaimers about potential variations in taxes and the exclusion of non-ad valorem assessments or exemptions. If actual taxes are not estimated using these tools, the current owner's taxes cannot be displayed, and a link to the county property appraiser's tax estimator or homepage must be provided, with the Department of Revenue maintaining a central list of these links on its website. The bill also grants immunity to individuals for inaccuracies in these estimated taxes and prohibits the inclusion of current owner's ad valorem taxes in printed listing materials, while requiring the Department of Revenue to develop and publish an annual formula for estimating taxes and a countywide average millage rate, with input from county property appraisers, by December 15, 2026, and annually thereafter.
