This bill expands the rent cap provisions within California's Mobilehome Residency Law, which governs tenancies in mobilehome parks, by removing the requirement that a park must be located within and governed by two or more incorporated cities to qualify for the rent cap. Previously, a "qualified mobilehome park" was defined as one situated within multiple city jurisdictions. Now, any mobilehome park will be subject to the existing rent cap, which limits annual gross rental rate increases to the lower of 5% or 3% plus the percentage change in the cost of living, calculated using the Consumer Price Index (CPI-U). The bill also makes conforming changes to the law, including specifying that the amendments made by this act will become operative on January 1, 2027, and that the entire section will be repealed on January 1, 2030.
