AI Summary
This bill prohibits real estate brokers from marketing residential properties to a select group of potential buyers or other brokers, unless the property is simultaneously advertised to the general public and all other brokers. This rule applies unless there's a justifiable reason related to the health or safety of the owner or occupant. The bill also clarifies that marketing to the general public does not obligate the owner to allow access to the property. Furthermore, it amends existing laws to ensure that violating these new marketing restrictions is considered a violation of other real estate brokerage laws, and it updates a required pamphlet for buyers and sellers to include this new provision about public marketing.
