This bill, the Municipal Code Lien Enforcement Act of 2025, amends existing law to require that before a municipality can file a petition for foreclosure on a property with a municipal code lien, it must notify any recorded mortgage holders at least sixty days in advance. Foreclosure is the legal process by which a lender or creditor can take possession of a property when the borrower fails to make payments or meet other obligations. This new provision aims to give mortgage holders, who have a financial interest in the property, a heads-up about potential foreclosure proceedings so they can take appropriate action. The bill also updates statutory language and references and sets an effective date of July 1, 2027.
