This bill requires owners of residential condominium units to obtain a condominium unit owner insurance policy or a similar property insurance policy that covers their unit and personal property. This policy must include specific provisions such as coverage for the condominium association's insurance deductible, sufficient limits for personal property replacement and alternate housing for at least 12 months if the unit becomes uninhabitable, at least $500,000 in personal liability coverage, at least $25,000 in loss assessment coverage, and dwelling coverage of at least $25,000 or an amount sufficient to cover repairs and replacements of unit owner alterations, additions, betterments, investments, and upgrades that are the unit owner's responsibility. Unit owners must provide proof of this insurance annually and upon request to the council of unit owners, which is the governing body of the condominium. If a unit owner fails to obtain the required insurance, the council of unit owners can purchase a policy on their behalf and charge the premium as an assessment to the unit owner, and the insurance carrier will pay the unit owner's portion of the council's deductible directly to the council. This law applies to condominiums composed entirely of residential units, excluding detached units, and takes effect on October 1, 2026.
