This bill amends Utah's Fair Housing Act to create an exemption allowing landlords to designate housing as "single-sex housing," meaning accommodations exclusively for individuals of the same biological sex at birth where residents share a bedroom or bathroom. This exemption applies to dormitories, boarding houses, shared rental properties, group living accommodations, and private landlords, but it does not apply to housing owned or operated by the state or a political subdivision unless otherwise specified by law, nor to housing where such a designation would violate federal law or federal funding conditions. The bill also updates definitions within the Act, including clarifying "aggrieved individual" and adding a definition for "biological sex at birth" which refers to the sex assigned at birth.
