This bill aims to allow single-family homes to be built on smaller lots in areas that already have essential public services like sewer and water. Specifically, it proposes that no local zoning rules can prevent or unreasonably restrict single-family homes on lots that are at least 5,000 square feet and have at least 50 feet of frontage (the width of the property along the street), provided these lots have access to public sewer and water services. While this change would permit more flexibility in building, cities and towns could still impose reasonable regulations on aspects like building setbacks, overall size and height of the home, and could restrict short-term rentals. The Executive Office of Housing and Livable Communities may also provide guidance or create regulations to help implement this new law.
