This bill amends Wyoming law concerning real estate brokers and salespersons by clarifying the definition of a "customer" to include individuals interested in buying, selling, or leasing property, or those attending showings without an existing agency relationship with a licensee. It also modifies disclosure requirements, specifying that initial conversations and open house showings do not automatically create an agency relationship and that licensees must provide written disclosures about their relationship with buyers or sellers, including that customers are not entitled to confidentiality and are not required to sign agency agreements to view property. The bill also states that providing an agency disclosure is sufficient to document the establishment of an agency relationship and that licensees can continue working with a customer if the buyer or seller refuses to sign the disclosure, provided the refusal is documented. Importantly, this act does not affect any existing contracts or agreements entered into before its effective date of July 1, 2026.
