This bill amends Rhode Island General Laws Chapter 34-18, the Residential Landlord and Tenant Act, to increase the notice period required for landlords to inform month-to-month tenants of rent increases or termination of their tenancy. Specifically, landlords must now provide at least sixty (60) days' written notice, instead of the previous thirty (30) days, for these changes. Additionally, tenants who are sixty-two (62) years of age or older will receive even longer notice, requiring landlords to provide one hundred twenty (120) days' written notice for rent increases or termination of tenancy. The bill also updates the language in the notice forms used by landlords to reflect these new notice periods and clarifies that the act takes effect immediately upon its passage.
