This bill establishes a new right for prospective tenants in Minnesota, requiring landlords to notify them of their option to view a rental unit before signing a lease. If a prospective tenant requests it, the landlord must allow them to visit the dwelling in person. If an in-person visit isn't possible, the landlord must also allow a remote, electronic viewing of the unit upon request. Any attempt by a tenant to waive this right is considered against public policy and will be void. If a landlord violates this section, the tenant can recover triple their actual and consequential damages or $1,000, whichever is greater, plus reasonable attorney fees. This new provision will be added to Minnesota Statutes, chapter 504B, which deals with landlord and tenant rights and responsibilities.
