This bill modifies the notice requirements for landlords before they can file an eviction action against a tenant for not paying rent, specifically amending Minnesota Statutes 2024, section 504B.321, subdivision 1a. Currently, landlords must provide tenants with a written notice detailing the total amount due, a breakdown of rent and other charges, contact information for rent payment, and statements about legal aid and financial assistance, along with a warning that an eviction case can be filed if the tenant doesn't pay or move out within 14 days. This bill changes that 14-day period to 30 days, meaning tenants will have 30 days to pay the overdue rent or move out before a landlord can initiate eviction proceedings for nonpayment, unless a local government has a longer required notice period, in which case that longer period applies. This change will take effect for eviction actions filed on or after July 1, 2026.
