This bill requires that when a "digitally altered image" (an image of a rental property that has been changed using software or artificial intelligence to add, remove, or modify elements like furniture, fixtures, or even views) is used in advertisements or promotional materials for renting real property, a disclosure must be included stating that the image has been altered. If the advertisement is online, the original, unaltered image must also be provided, either directly or through a link to a website. This applies to individuals and entities licensed under the Real Estate Law, and violations by these licensees will be considered violations of that law, which can carry penalties. The bill defines "digitally altered image" to exclude common photo editing adjustments that don't change the property's representation, such as lighting or cropping.
