This bill requires landlords who allow animals on their rental properties to clearly disclose their pet policies in various places, including online advertisements, rental applications, and in a visible location on the property itself, ensuring that prospective tenants are aware of any breed or weight restrictions, fees such as upfront nonrefundable pet fees, refundable pet deposits, or monthly pet fees, limits on the number of pets, vaccination or liability insurance requirements, and any other specific rules for pet owners. Prospective tenants must acknowledge receipt of this pet policy, either by signing a separate pet addendum or by having the full policy included in their lease agreement. Furthermore, if a landlord charges an application fee but fails to provide this pet policy information beforehand, they must refund the application fee to the applicant.
