This bill requires expedited proceedings in a wrongful detainer action if the property that is the subject of the action is, at the time of the complaint, advertised or listed for sale or lease by the complainant. The bill mandates that the District Court immediately summon the person in actual possession of the property to appear before the court within 5 days of the filing of the complaint, and if the person cannot be found, the court must post the summons conspicuously on the property. The District Court must issue a ruling on the complaint within 2 days of the hearing, and any appeals must be filed within 2 days and heard within 3 days, with the Circuit Court issuing its judgment within 2 days after the appeal. If the court rules in favor of the complainant, a warrant must be issued to the sheriff within 24 hours to execute the ruling immediately.
