Bill Summary

AN ACT Relating to regulation of accessory dwelling units located outside of urban growth areas; amending RCW 36.70A.697; and creating a new section.

AI Summary

This bill amends the existing law to allow for the regulation of detached accessory dwelling units (ADUs) located outside of urban growth areas. The key provisions include: (1) Detached ADUs located outside of urban growth areas will not be included in the calculation of housing density in that area, if they are subject to certain limitations, such as only allowing one detached ADU per parcel, requiring the ADU to be consistent with rural character and not interfere with agricultural or natural resource uses, and limiting the size of the ADU to 50% of the primary dwelling unit. (2) These new regulations do not apply to detached ADUs that were already in existence prior to the effective date of this bill.
