This bill, known as the "Senior Citizen Tenant Protection Act," allows certain senior citizens aged 55 or older who have continuously occupied their rental dwelling for at least 10 years and have an annual household income of $80,000 or less to apply for protected senior citizen tenant status. If approved, their landlord is limited in the amount they can increase the tenant's rent, based on an annual index rate factor determined by the Commissioner of Community Affairs. The bill also allows landlords to apply for a waiver of the rent increase limit if it would cause them undue hardship, and imposes penalties on landlords who violate the rent increase limit.
