This bill amends the New York Real Property Law to increase the required supervision period for real estate broker license applicants from two to five consecutive years. The bill maintains existing requirements for applicants to demonstrate professional competency, including passing a written examination, proving English language proficiency, understanding legal documents and real estate transactions, and completing cultural competency training. Applicants must also complete at least 152 hours of approved real estate coursework and either work as a licensed real estate salesperson under a broker's supervision for five consecutive years or have equivalent professional experience verified through affidavits and additional documentation. The bill allows for computer-based and distance-learning courses, though the department of state retains the ability to require certain subjects to be taught in classroom settings. Cultural competency is defined as understanding cultural norms, preferences, and challenges within diverse communities. The law will take effect 180 days after becoming official, giving real estate professionals time to adjust to the new supervision requirements.
