Bill Summary

AN ACT to amend the real property law, in relation to increasing the period of supervision required for certain real estate license applications

AI Summary

This bill amends the real property law to increase the required supervision period for real estate broker license applicants from two to five consecutive years. Under the proposed changes, individuals seeking a broker's license must have actively participated in the general real estate brokerage business as a licensed real estate salesperson under the supervision of a licensed real estate broker for at least five consecutive years, or have equivalent experience in the general real estate business for at least three years. The bill maintains existing requirements for applicants, such as passing a written examination, demonstrating knowledge of English, understanding legal documents and real estate transactions, and completing cultural competency training. Applicants must also furnish proof of completing at least 152 hours of approved real estate courses. The bill allows for computer-based and distance-learning courses, with the department of state retaining the authority to require certain subjects to be presented in a classroom setting. The legislation will take effect 180 days after becoming law, giving real estate professionals and educational institutions time to adjust to the new supervision requirements.
