This bill mandates that any new building or structure, or any building undergoing major renovations, that exceeds 7,500 gross square feet in total floor area must be equipped with an adequate automatic sprinkler system, as defined by the state building code, provided sufficient water and pressure are available. The gross square footage calculation includes all floor levels, basements, and additions. However, exceptions exist for buildings used for agricultural purposes, and in situations where water discharge poses a danger, alternative fire suppression systems approved by the state building code may be permitted, with specific exemptions for certain telephone central office equipment rooms protected by fire alarm systems and for open-air parking structures. The bill also allows for waivers or alternative systems for buildings of architectural or historical significance, with appeals to the building code appeals board. This legislation repeals an existing section of law (Section 26G of Chapter 148) and makes conforming amendments to another section of law (Section 201 of Chapter 6), with the entire act taking effect on January 1, 2016.
